Building renovation projects - VA and BIM methods

As an Architect I often have to work on existing buildings and apartments that are not going to be demolished, but deeply renovated.

This means that surveys always show walls, slabs, ceilings, and even windows that are irregularly shaped, and that I have to manage with many objects that are always different.
I have switched from a traditional 2D project process to a 3D one, and I am trying to include all the elements of the project in 3D as BIM objects (electrical, plumbing, lighting, furniture etc.).

Working with non-repetitive objects means a lot of time spent modeling each element, that will not be useful in other design.

I was wondering wich is the production pipeline that best fit this kind of projects.

Is there anybody who is facing the same problems and wants to share his approach with BIM ?

Hi @lio VisualARQ can help you in the 3D modeling of the existing and new parts of the project through its library of parametric architectural objects. But they may not help you so much for the irregular objects, which you can model with Rhino geometry.

Some VisualARQ objects (like walls) can be created from Rhino polysurfaces, but the intersections and other parameters don’t work as the “normal” walls.

Some other objects (windows, doors, columns, furniture, elements,…), can be created from blocks, (which are not parametric), so you still need to model them in Rhino. But handling them as VisualARQ objects will help you to generate reports or manage information on them more easily.

Also take into account that the VisualARQ objects (like the Furniture or the Element objects that you can use for electrical, lighting, and other 3D objects) can be also created as Grasshopper Styles, so you can create customized parametric objects in 3D and 2D (You can learn more about this here.)
